Ready now or off-plan?
Phase 2 is complete and lived in. Phase 3 is handing over. Phases 4 to 11 are still being built: there you buy the seller's contract and take over the remaining payment plan, and you move in when Meraas hands over.
Earlier phases cost less per home today and you can view the actual house. Later phases are newer, larger designs with payments spread to handover.

Median first registered sale (original price) and median genuine resale for 3-bed townhouses registered at under 3,000 sq ft, mostly the standard ~1,960 sq ft registration. Phase 2 and 3 resales are the last 12 months; Phases 4-8 are all resales on record. Later-phase townhouses have a different design and built-up area (2,700-3,400 sq ft in Meraas plans), so this compares the price of a townhouse in each phase, not identical homes.
