Nad Al Sheba Gardens Phase 3 handover: sell, rent or move in?
Phase 3 homes are being handed over one by one. If your handover notice is coming, you have three choices: sell before you take the keys, take handover and rent, or move in. Here are the numbers for each.
When Phase 3 hands over
| Source | What it says (estimate) |
|---|---|
| Meraas Phase 3 payment plan sheet | Estimated construction completion December 2025 |
| Property Finder (checked 13 Oct 2026) | Expected April 2026 (Q2 2026); 80.23% complete at 3 Dec 2025; the same page also labels the phase "Ready" |
| Dubai Land Department register | Phase 3 sales were still registered as off-plan in 2026 |
The sources do not agree. In practice handovers are rolling and status varies by home, so the date on your Meraas handover notice is the one that counts.
All dates are developer or portal estimates, not a confirmed handover date. Meraas confirms the date for each unit in its handover notice.
What is due at handover
The original Meraas Phase 3 plan was 10% on booking, 10% in March 2023, six instalments of 5% between August 2023 and April 2025, and 50% on handover. For example, on the median original 3-bed townhouse price of AED 3.81M, 50% is about AED 1.91M.
The handover notice from Meraas gives the final amount due. You then settle the final payment and any service charges and register utilities before you sign for the keys. Confirm the amount with Meraas for your unit.

Original price = median first registered sale. Resale = median genuine resale (previous buyer sold to a new party). Types are assigned from the original developer price band and registered size. DLD does not record home type and often registers the plot area rather than the built-up area, so price per sq ft is only comparable within the same type. Confirm the exact type and plan of any home you view.
Over the 12 months to September 2026, Phase 3 owners who resold made a median 21.2% on what they paid (27 resales, before fees; DLD via PropertyIndex).
Source: Dubai Land Department registered sales via PropertyIndex, medians through September 2026. The table uses resales over the last 12 months (Oct 2025 to Sep 2026) except where marked; the headline figures use all resales on record. A median is not your home: see the full Phase 3 page.
Your three options
1. Sell before handover
The buyer pays you what you have paid so far plus the premium, and takes over the remaining instalments and the handover payment. Meraas sets its own resale conditions, usually a minimum share paid and an NOC fee: confirm with Meraas for your unit.
Phase 3 resales over the last 12 months: 3-bed townhouses AED 5.15M, semi-detached AED 6.5M, 4-bed villas AED 12M (medians, DLD via PropertyIndex).
2. Take handover and rent
Across the whole community, registered rents are about AED 300,000 a year for a 3-bed townhouse or semi-detached home and AED 460,000 to 600,000 for a 4-bed villa (registered Ejari rents via Property Index, October 2026). These are community-wide figures, not Phase 3 alone.
A snagged, documented home leases faster. List it the week you receive the keys.
3. Move in
Book an independent snagging inspection before you sign for the keys: the weeks before handover are the cheapest time to get defects fixed. Contact us four to six weeks before your handover date.
Not sure which way to go?
Send us your villa or plot number. We will check your home's registered history, what matching homes resold for, and plan the snagging inspection if you take the keys.

Questions
When does Phase 3 hand over?
Sources differ. The Meraas Phase 3 payment plan sheet estimated construction completion in December 2025. Property Finder shows April 2026 (Q2 2026) and also labels the phase Ready. Handovers are rolling home by home, and Meraas confirms the date for each unit in its handover notice.
How much is due at handover in Phase 3?
The original Meraas Phase 3 plan put 50% of the price on handover. Your handover notice from Meraas states the final amount due, so confirm it with Meraas for your unit.
Can I sell my Phase 3 home before I take the keys?
An off-plan resale is possible subject to Meraas's resale conditions: the buyer pays you what you have paid plus the premium and takes over the handover payment. Meraas sets its own conditions, usually a minimum share paid and an NOC fee, so confirm them with Meraas for your unit.
What are Phase 3 homes reselling for?
Over the 12 months to September 2026, 3-bed townhouses resold at a median AED 5.15M against a median original price of AED 3.81M, and 3-bed semi-detached homes at AED 6.5M against AED 4.83M (Dubai Land Department registered sales via PropertyIndex).
Should I sell, rent or move in?
It depends on whether you want to fund the handover payment, how long you plan to hold and whether you would live in the home. Selling before handover avoids the handover payment; renting or moving in means paying it. Send us your phase and villa or plot number and we will compare the numbers for your home.
