Every home type and its size

Built-up areas (BUA) from Meraas floor plans. Designs differ between phases, so a "4-bed villa" in Phase 4 is not the same house as one in Phase 2.

The words that confuse buyers

G+1 and G+2. Ground plus one or two upper floors. A G+2 townhouse has a third level, usually with the master suite or a family room and a terrace, and roughly 450 to 600 sq ft more built-up area.

"+ Family", "+ Maid", "+ Study". Extra rooms on top of the bedroom count: a family lounge upstairs, a maid's room, or a study. They add space and value but do not count as bedrooms.

4-plex and 6-plex, end and middle. Townhouses come in rows of four or six. End units have a side garden and more light, and often sell for more than middle units.

Small, medium, large; Type A and B. Meraas's names for versions of the same bedroom count on different plot and house sizes.

Three different sizes. The brochure shows built-up area (BUA). The DLD register often records the plot area. Listings may quote either. Always ask which one a price per sq ft is based on.

Off-plan resale. In phases still under construction, you buy the seller's contract and take over the remaining payment plan; check what is paid, what is due and the transfer fee.
