Renting out your Nad Al Sheba Gardens home
What homes rent for, the yield that leaves you, and a rental valuation for your own villa or townhouse before you list it.

What homes rent for
From registered Ejari rents (Property Index), October 2026. Gross yield is annual rent divided by the home's value, before service charges, maintenance and vacancy. Rent per home depends on layout, end or middle unit, park or road facing, furnishing and condition.
Leasing in Dubai, step by step
- Rental valuation. Price against registered rents for the same type and phase.
- Listing. Photos, a DLD Trakheesi permit and the listing on the main portals.
- Tenant checks. ID, employment and references before you accept an offer.
- Contract and deposit. The standard Dubai tenancy contract; the security deposit is usually 5% of the annual rent unfurnished and 10% furnished.
- Ejari. The contract is registered with Ejari, which the tenant needs for utilities.
- Renewal. Increases at renewal follow the RERA rental index and 90 days' notice.
