Original price = median first registered sale. Resale = median genuine resale (previous buyer sold to a new party). Types are grouped by registered size; villa plots of the same size can hold 4 to 6-bed designs, so the label is a range. DLD does not record home type and often registers the plot area rather than the built-up area, so price per sq ft is only comparable within the same type. Confirm the exact type and plan of any home you view.
Phase 8 has 10 genuine resales on record. The median seller made 6.7% (about AED 0.35M) after holding for 0.9 years, roughly 5.4% a year, and 90% sold above what they paid.

Every genuine resale in the DLD unit ledger compared with that unit's previous registered price, before fees. Resales at exactly the previous price (often transfers) and a few registration anomalies are excluded. "Per year" is the median annualised gain for holds of six months or more. Most sellers here were selling an off-plan contract, so they had paid only part of the price: their return on cash was much higher than the price gain.
Buying off-plan resale: most Phase 8 homes are still registered as off-plan. Buying one means taking over the remaining payment plan from the seller, so check how much has been paid, what is still due, the handover date and the developer's transfer fee before you agree a price.
