Original price = median first registered sale. Resale = median genuine resale (previous buyer sold to a new party). Types are assigned from the original developer price band and registered size. DLD does not record home type and often registers the plot area rather than the built-up area, so price per sq ft is only comparable within the same type. Confirm the exact type and plan of any home you view.
Phase 2 has 103 genuine resales on record. The median seller made 20.3% (about AED 1.02M) after holding for 1.9 years, roughly 10.8% a year, and 97% sold above what they paid.

Every genuine resale in the DLD unit ledger compared with that unit's previous registered price, before fees. Resales at exactly the previous price (often transfers) and a few registration anomalies are excluded. "Per year" is the median annualised gain for holds of six months or more.
Over the last 12 months, Phase 2 3-bed townhouses resold at a median AED 5.7M, about 49% above the original AED 3.82M. 3-bed semi-detached homes resold at AED 6.5M (+53%).
4-bed villas resold at AED 12M, 24% above the original median. 5-bed villas have only 3 resales on record, too few to judge.
Property Index counts 215 villas in Phase 2: 131 recorded as 3-bed, 43 as 4-bed and 17 as 5-bed. Recent registered rents: about AED 300,000 a year for a 3-bed and AED 460,000 to 600,000 for a 4-bed.
