Nad Al Sheba Gardens market report: July 2026
Every villa and townhouse sale registered with the Dubai Land Department, month by month and phase by phase. No asking prices, no listings: registered sales only.
What the numbers say
- 56 homes were registered as sold in May 2026 to July 2026, 66% fewer than the three months before (166). A year earlier the same three months had 61.

A median moves with the mix of homes sold, so treat it as a direction, not a valuation.

Townhouses = registered size under 4,500 sq ft; villas = 4,500 sq ft and above (DLD often registers the plot). "Not comparable" means too few sales, or one period was dominated by developer launch sales, so a median change would mislead. A median also moves with the mix of homes sold. Phase 8 and 9 are registered together by DLD.

Method: Dubai Land Department open data (Dubai Pulse), loaded 10/10/2026. Sales only, excluding mortgages, gifts, apartments and third-party projects inside the community, and transfers under AED 2.5M. DLD does not label a sale as first sale or resale, so these counts include both. Resale gains come from the PropertyIndex ledgers of the same homes sold twice. Figures describe past transactions; they are not a valuation or a forecast. Published by Diamond Living Real Estate L.L.C., ORN 40446, BRN 47742.
