Nad Al Sheba Gardens Phase 4 handover: sell, rent or move in?

Meraas's completion target for Phase 4 is Q1 2027 (developer estimate, Dubai Holding, May 2025); other sources say later. Owners have a decision coming: sell before handover, take the keys and rent, or move in.

The sources do not agree. The developer's own estimate is Q1 2027; the latest progress figure we have is 40% complete in January 2026 (Property Finder). Plan around the date on your Meraas handover notice.

All dates are developer or portal estimates, not a confirmed handover date. Meraas confirms the date for each unit in its handover notice.

What is due at handover

Property Finder and Bayut list 40% of the price as due on handover for Phase 4 (their published payment plan; we have not seen a Meraas sheet for this phase). Check the schedule in your sale and purchase agreement. The handover notice from Meraas gives the final amount due; you then settle it and any service charges and register utilities before you sign for the keys. Confirm the amount with Meraas for your unit.

Original price = median first registered sale. Resale = median genuine resale (previous buyer sold to a new party). Types are grouped by registered size; villa plots of the same size can hold 4 to 6-bed designs, so the label is a range. DLD does not record home type and often registers the plot area rather than the built-up area, so price per sq ft is only comparable within the same type. Confirm the exact type and plan of any home you view.

Over the 12 months to September 2026, Phase 4 owners who resold made a median 18% on what they paid (21 resales, before fees; DLD via PropertyIndex).

Your three options

1. Sell before handover

The buyer pays you what you have paid so far plus the premium, and takes over the remaining instalments and the handover payment. Meraas sets its own resale conditions, usually a minimum share paid and an NOC fee: confirm with Meraas for your unit.

Most Phase 4 sellers so far sold an off-plan contract, having paid only part of the price.

2. Take handover and rent

Across the whole community, registered rents are about AED 300,000 a year for a 3-bed townhouse or semi-detached home and AED 460,000 to 600,000 for a 4-bed villa (registered Ejari rents via Property Index, October 2026). These are community-wide figures, not Phase 4 alone.

3. Move in

Book an independent snagging inspection before you sign for the keys: the weeks before handover are the cheapest time to get defects fixed. Contact us four to six weeks before your handover date.

Questions

When does Phase 4 hand over?

Meraas targeted completion in Q1 2027 when it awarded the construction contract (Dubai Holding, May 2025). Property Finder shows June 2027 and 40.03% complete at 7 January 2026; Bayut's area guide shows Q2 2026. The sources do not agree, and Meraas confirms the date for each unit in its handover notice.

How much is due at handover in Phase 4?

Property Finder and Bayut list 40% of the price as due on handover for Phase 4. That is their published plan, not a Meraas sheet we hold, so check the schedule in your sale and purchase agreement, and confirm the handover amount with Meraas for your unit.

What are Phase 4 homes reselling for?

3-bed townhouses on the standard plot first sold for a median AED 4.57M and have resold at a median AED 4.97M (20 resales on record, Dubai Land Department via PropertyIndex, through September 2026).

Can I sell my Phase 4 home before handover?

An off-plan resale is possible subject to Meraas's resale conditions: the buyer pays you what you have paid plus the premium and takes over the remaining instalments and the handover payment. Confirm the conditions, usually a minimum share paid and an NOC fee, with Meraas for your unit.
