Median first registered sale (original price) and median genuine resale for 3-bed townhouses registered at under 3,000 sq ft, mostly the standard ~1,960 sq ft registration. Phase 2 and 3 resales are the last 12 months; Phases 4-8 are all resales on record. Later-phase townhouses have a different design and built-up area (2,700-3,400 sq ft in Meraas plans), so this compares the price of a townhouse in each phase, not identical homes. Phase 1 was sold mainly as plots, which owners then built independently, so homes differ widely and there is no standard like-for-like product. DLD shows 10 plot sales at a median AED 3.12M (plots of about 10,013 sq ft) and 20 resales of built homes at a median AED 11M. Small sample: context, not a price guide.
In September 2026 Meraas awarded an almost AED 1 billion construction contract for Phase 7: 130 villas with four to seven bedrooms and 142 three-bedroom townhouses, with completion expected by June 2028. Registered sales for Phase 7 are not yet broken out in our data source, so ask us for current resale asking prices.
Earlier phases are ready and have more resale history. Later phases are newer designs, mostly still off-plan, with payment plans still running. Tell us your budget and timing and we will shortlist real homes across phases.
