Selling your Nad Al Sheba Gardens home before handover
You do not have to wait for the keys. An off-plan resale lets you sell what you have paid so far, take your gain, and hand the remaining instalments to the buyer. Here is how it works and what you would walk away with.
How an off-plan resale works
- The buyer pays you what you have paid to the developer so far, plus the premium: the difference between today's price and your original price.
- The buyer takes over the remaining instalments on the developer's payment plan, and the handover payment.
- The developer issues a No Objection Certificate (NOC) for the transfer. Developers set their own conditions, usually a minimum share of the price paid and an NOC fee. Check your sale and purchase agreement, or send us your unit number and we will check the current conditions for you.
- The transfer is registered with the Dubai Land Department at a registration trustee office. Both sides and the developer's paperwork must be in place on the day.
Why owners sell before handover
- Lock in a gain without paying the handover instalment.
- Free up cash for another purchase.
- Avoid service charges, furnishing and leasing costs after handover.
In the off-plan phases, owners who resold over the 12 months to September 2026 sold for a median 18% more than they paid in Phase 4 (21 resales), 10% more than they paid in Phase 5 (10 resales), 11.7% more than they paid in Phase 6 (7 resales). These are price changes before fees, from homes sold twice in the DLD register (via PropertyIndex). Every home is different: see the monthly market report and the phase pages.

Thinking of selling before handover?
Send us your phase and villa or plot number. We will check what you paid against the latest registered sales of the same home type, the developer's current resale conditions, and how many buyers are looking in your phase.
