An example
A Phase 3 4-bed villa bought from the developer in July 2023 for AED 11.42M and never resold. Five resales of the same type and size, with a similar original price (the closest match to the same layout), registered in Phase 3 over the last 18 months at a median of AED 12.35M, most between AED 12.0M and 12.4M. That puts the owner roughly 8% above the purchase price on paper, before fees. Where a phase has too few resales, the report shows the developer's own recent prices for similar new homes instead.
